D R Horton Opens Second Bend Residential Development


D R Horton has opened sales on its second neighborhood in Bend, the 81-lot Arrowhead on 27th Street and Highway 20, just east of Pilot Butte. Model homes are scheduled to be finished by mid-fall.
Described by Horton officials as “a project with entry level pricing,” Arrowhead will contain the firm’s cottages, similar to one of the lines being offered in its River Canyon development on the Deschutes River rim south of downtown on Brookswood Blvd.

“Between Arrowhead and River Canyon, we’ll be offering housing in all price categories in the Bend area. We find Bend to be a diverse community with housing demand in all categories. I think we may be the only builder offering this wide range of homes here,” said Bruce Dunlap, marketing vice president for Horton’s Portland office.

Horton’s cottage models range from 1372 square feet to 2135 square feet with three to four bedrooms and 2.5 to three baths. All have two-car garages. Base prices run from $185,900 to $218,900.

“We see this as another great opportunity in the rapidly growing Bend area. Arrowhead is in a great location. It’s close to shopping, near a large Safeway and almost across the street from Bend’s Costco and all homes will have a view of Pilot Butte,” Dunlap said.

While Dunlap doesn’t see Arrowhead as a second home neighborhood, “by coincidence our first two buyers were second home buyers,” he said.

River Canyon Phase 2 Opens, Includes $1 Million Property

Bend–D R Horton has opened the second phase of it 348-home River Canyon Estates along Brookswood Blvd. on the east bank of the Deschutes River and just south of the Old Mill area near downtown here.
Included in the 54-home phase two are what company officials are calling “six of the most spectacular river rim lots left in Bend.” In fact, the six lots are the last being allowed so close to the rim edge and have prompted Horton to have special homes designed by an award winning architect for each lot.

During the first year, 70 of the company’s new Eurostyle homes were sold. About half the buyers came from outside the Bend area and there were a few second home buyers in the mix, said Bruce Dunlap, marketing vice president for Horton’s Portland office.

A 4,626-square-foot clubhouse was completed during the year. It features outdoor tennis, swimming and children’s wading pools, fitness facility, kitchen and gathering room.

Homes in phase two are from 1,759 square feet to 4,034 square feet and are priced from $285,900 to $847,900. Houses run from 3-bedroom, 2.5 baths to four bedrooms with three baths, including the Sonoran, one of six individually designed unusual Deschutes River rim homes, which will be used as a model home.

The Sonoran is expected to sell for more than $1 million when put on the market after its use as a model.
Other amenities in the 90-acre River Canyon include walking trails. They are part of the 5.5 acres of parks being preserved throughout the project, including a large 3.2-acre area and six smaller parks with some canyon viewing spots.

D R Horton Hillsboro Neighborhood Features New Models


Grand Opening for phase two of D R Horton’s 179-home Magnolia Estates, on SE Gerhard Drive at Minter Bridge Road just south of the Tualatin-Valley Highway, is Aug. 14 and company officials are promising a changed lineup at its first Hillsboro community.

“ We’ve changed about a third of our plans and that’s reflected in the new models we’ll be opening for phase two. I think people will immediately notice the difference,” predicted Bruce Dunlap, marketing vice president in the firm’s Portland office.

Among other changes, 35 percent of the 91 phase two homes have garages in the rear, which Dunlap said creates “crisp, clean and friendly street fronts where neighbors can visit and feel at home.”
Other changes include updated colors and more stonework, typical of the European styling which has gained increasing popularity.

It’s unusual for builders to open new models in when they open later phases but Dunlap said Horton officials were so excited about the new designs that they thought “people should be able to see how they look and live.”

Homes in phase two range from 1,546 square feet to 1,064 square feet. All have three bedrooms and 2.5 baths. Base prices range from $172,900 to $212,900. All homes will have two or three car garages.

Although putting garages in back makes “streetscapes look a lot softer,” said Dunlap, they eliminate room for a traditional back yard, which requires some creativity. A side courtyard replaces back yard space in those models.

“ Mixing the rear garage homes with cottages, which have the traditional garage in front, makes neighborhoods more attractive, more diverse looking. We think people will really like this new look,” he said.

To date, most buyers have come from the Hillsboro area, although there have been a few from elsewhere.

2nd Happy Valley Opening Set by D R Horton

Grand opening is the July 31 weekend for D R Horton’s second Happy Valley neighborhood, the 150-home Burgundy Rose north of Sunnyside Rd on 162nd Ave. just across the street from the Pleasant Valley Golf and Country Club.

But, last weekend’s “soft” opening produced between 15 and 20 sales, which Katie Taylor, associate broker for D.R. Horton Realtors described as “absolutely breathtaking”.

With more than 75 potential buyers on their “advanced interest list”, officials in Horton’s Portland office expected sales of the 2,064-square-foot to 3,643-square-foot homes to be “fast off the mark but maybe not quite this fast,” according to Bruce Dunlap, Horton marketing vice president.

One reason for the early interest, Dunlap said, is that the three to five bedroom, 2.5 to three bath homes have base prices of $239,900 to $351,900 (for a daylight basement model), below most comparable housing in the Happy Valley area. Lots also average 5,000 square feet to 7,000 square feet, relatively large by today’s standards which are being driven by raw land prices and planners desire for higher density.

“ Happy Valley is such a growing community. People seem to really like having the shopping amenities close but still the feeling of country living,” Taylor said.

With the addition of homes in this price range to their inventory, Dunlap believes his firm “pretty well covers the move-up market in Happy Valley.” Homes in Horton’s Kensington Bluff run from 2,586 square feet to
4,387 square feet with base prices from $329,000 to $481,900 before lot premiums on some of the development’s better view lots.

Half the homes in planned for Burgundy Rose will have three stories with daylight basements or first floor garages to take advantage of the sloping 33-acre property. Most lots have territorial views of the surrounding hills, although there are a few lots higher on the property with what Dunlap described as “phenomenal views”.

“ We’re really high on Happy Valley, in fact all our east side projects are doing really well, including Morgan Meadows across from Reynolds High School in Troutdale. It used to be that west side developments would sell 2-1 over the east side. That’s no longer true, especially if there are good community services and transportation corridors to downtown,” said Dunlap.

Burgundy Rose will have three phases and is expected to be completed in about two years. There are 39 lots in phase one.

D R Horton Opens Last Phase at Hillsboro’s Magnolia Estates


      D R Horton has opened the second phase of the $33.5 million, 179-home Magnolia Estates, it’s first Hillsboro residential neighborhood, on SE Gerhard Drive at Minter Bridge Road just south of the Tualatin-Valley Highway.

      With 71 of the homes sold, Horton Vice President for Marketing Bruce Dunlap said he was “pleased with sales so far and that prompted us to open the final phase of this neighborhood.  It’s been a combination of price and location.  We’re close to the Beaverton-Hillsboro highway and our price point is good for this area.”

      With base prices on its Courtyard Collection ranging from $172,900-$189,900, Horton Vice President for Marketing Bruce Dunlap said he thought the 22.8-acre project “was a solid contender for first time buyers who are looking for a new fully detached home neighborhood in the Hillsboro area.”

      Magnolia Estates offers three Horton housing lines, the 1,5045 square-foot-1,800-square- foot,  3-bedroom, 2.5 bath Courtyard Collection, which feature rear garages; 1,546-square-foot-2007-square-foot, three bedroom, 2.5 bath Cottages with traditional garages in front, and a few of its larger Traditionals, 1,791-square-foot-2,064-square-foot three and four bedroom, 2.5 bath homes.

      Base prices for the Cottages run $187,900 to $202,900 and on the Traditionals, $193,900-$212,900.  All models have standard two or three car garages, relatively unusual in the smaller Cottage lines.

      He pointed to exterior European-styled design touches which will be on all homes offered in phase two and predicted the project will be sold out withing 12 months.

      With the proximity to Hillsboro’s job base, Dunlap said it’s no surprise that the majority of buyers are people who already live and work in Hillsboro.

Sales Hot Despite Cold Start At Morgan Meadows in Troutdale

      It was bitterly cold in Troutdale the weekend following New Years 2004.  The east wind blew out of the Columbia Gorge.  Snow and ice still spotted the ground from weather activity over the previous day or two. Portland was just a couple days away from the worst winter storm in 10 years.

     Even with the weather, 10 new homes were sold at the “soft” opening for D R Horton’s 257-home, $56 million Morgan Meadows on N.E. 257th, the firm’s largest residential development to date in the metropolitan Portland area.  It is across the street from Reynolds High School.

     With that beginning it came as no surprise to Bruce Dunlap, Horton’s Portland area vice president for marketing, that the total sales have topped 30 as the 29.1-acre neighborhood is readied for its grand opening March 20.

       The unusually diverse selection of Horton’s new European and older Craftsman style homes will include the 1,500-square-foot to 1,700-square-foot Garden Collection, 1,865-square-foot to 2,130 square Cottage Collection and 2,200-square-foot to 2,500-square-foot Traditional Collection.

     Garden Collection homes have three bedrooms and 2.5 baths with base prices from $166,900 to $218,900.  Horton’s Cottages have 3-4 bedrooms with 2.5 baths and base prices from $199,900 to 218,900.  The Traditionals are 3 bedroom, 2.5 bath with family room.  Base prices are $226,900-$242,900.

       “We’re including this unusually wide mix of sizes to meet density requirements and to fulfill an agreement struck with Troutdale officials and surrounding neighbors,” Dunlap said.

      Style trends are moving more toward the European look with lower eves, higher pitched roofs, smaller porches, rounded arches and wrought iron railings inside.  Still, there’s enough interest in the craftsman details that the firm will include some of those models, which have been popular for the last 10 years.

      “Our strong early sales confirm what my marketing research had told me.  Contrary to the view of some builders, particularly those on the west side of town, East Multnomah County is a very hot residential real estate market.  My research showed that a lot of smaller projects were selling well.  There just wasn’t anything of this size, so I thought this might do very well,” Dunlap said.

     Underscoring that conviction, Horton also has two neighborhoods underway on the south side of Mt. Scott in the Happy Valley and Sunnyside areas.

D.R. Horton Wins Silver, Now Competes for Gold

The National Association of Home Builders (NAHB) recognized the Portland office of D.R. Horton with six silver awards for marketing and sales.

Silver award winners are finalists for gold awards in The Nationals, and NAHB competition for new home sales and marketing professionals and communities. Winners will be announced at the NAHB annual conference in Las Vegas in January 2004.

Individual recipients were Bruce Dunlap, marketing vice president, Marketing Director of the Year, Larry Vinton, sales vice president, Sales Manager of the Year; and Brett Grantham, Rookie Sales Person of the Year.

The office also earned awards for a black and white advertisement, Best Design Center and for Best Attached Home Plan Priced Under $350,000.

D.R. Horton Readies $43.8 Million Residential Development in West Eugene

D.R. Hortonęs Portland office will begin work over the next 30 days on model homes in its first Eugene area residential development, the 219-home, $43.8 million Royal Creek in west Eugene on Welcome Way and Candlelight Drive.ľ It will be one of Eugeneęs largest housing developments in recent years.

–Eugene has had a great absorption rate for residential housing, and weęre pleased this opportunity came along,” said Horton Marketing Vice President Bruce Dunlap in announcing the 45-acre development.

Horton will build a mix of traditional, European and craftsman style single family homes on the property, which contains 7,000-8,000-square-foot lots, larger than are now available in most new Eugene-Springfield area residential neighborhoods.

Homes in Royal Creek will run from 1,490 square feet to 2,314 square feet and from three bedrooms with 2.5 baths to five bedrooms with four baths.ľ There will be a mix of two and three-car garages.

Base prices will begin in the $150,000 range, which means the neighborhood is at least partially aimed at the first time buyer, Dunlap said. About 30 percent of the houses will be single story, unusual in todayęs new housing market where small lots have required two story homes.

–Weęre putting smaller houses on larger lots, which is very desirable in todayęs market of increasingly smaller lots. Usually, weęre putting as much house as possible on really small lots, leaving little room for outdoor activities,” he said.

He called the developmentęs location –ideal. Weęre near the beltway, not far from downtown and thereęs new commercial center being build close by. West Eugene is a transition neighborhood with a lot of the new building by many of the large regional builders.”

Sales at Royal Creek are expected to begin in early February when models open.

Rapid Sales Drive Quick 2nd Phase Opening at Oaks at Springbrook

Almost two months to the day after the first models were opened, D R Horton is opening Sept. 27 the second phase at its Oaks at Springbrook residential neighborhood on Brutschier Rd. just off Highway 99W in Newberg.

–Sales have been absolutely blistering hot.ľ Weęve only got about three of the 47 first phase homes left.ľ Although we expected great things here, I have to admit even we have been surprised at the strength of the demand.ľ We did think there was a chance weęd have most of the houses sold by the first of the year based on early demand, and that certainly seems doable now,” said Bruce Dunlap, marketing vice president of Hortonęs Portland office.

Homes at the Oaks at Springbrook run from 1,896-square feet with three bedrooms and 2 ˝ baths to 2,829 square feet with four bedrooms and three baths. Prices range from $202,900 to $319,900.

Buyers have been a combination of people from the Newberg area (about 60 percent), people moving into the area and –a substantial number of people who were considering Sherwood but decided they could get more house for the money here, said Dunlap.

Newberg is just six relatively lightly traveled miles from Sherwood, he pointed out.

Burgundy Rose is D.R. Horton's Latest Sunnyside Neighborhood

Development is underway on the 150-home Burgundy Rose, D R Hortonęs second major Sunnyside area neighborhood., north of Sunnyside Rd on 162nd Ave, just above Gramore's planned 15-acre Happy Valley Town Center, expected to open in the spring of 2005.

Sales at Burgundy Rose are expected to begin in February. Horton is planning 2,000-square-foot to 4,000-square-foot, three bedroom 2.5 bath to four bedroom, three bath homes, some with media rooms and dens, for the 38-acre project.There will be a mix of two and three car garages. Prices have yet to be determined.

Announcement of the new project follows on the heels of Hortonęs unveiling of it's $42 million Kensington Heights, an unusual 107-home neighborhood with sweeping southwesterly views on 48.5 acres above the former Top O Scott Golf course on Mt. Scott.

Although they won't be as spectacular as Kensington Heights, Burgundy Rose also will have nice views and we'll have a mix of our traditional homes, some with daylight basements, said Horton Vice President for Marketing Bruce Dunlap.

Deer Creek Drawing to Close With Opening of Final Phase

Camas–D.R. Horton will open the last phase of the 331-home Deer Creek here in early October with release of 54 lots, many with expansive views across the Columbia River.

Opening of Phase seven at the Prune Hill development on NW 12th underscores the strength of the housing market in Camas, said Bruce Dunlap, vice president of marketing for Hortonęs Portland office.

–Camas has proven a good market for us and we think weęll be able to finish off Deer Creek by next summer,” Dunlap predicted.

Deer Creek opened about four years ago and Horton took over the remaining 188 lots about two years ago, building its larger traditional homes which range from 2,687 square feet to 3,429 square feet.ľ Homes run from four bedrooms, 2.5 baths to six bedrooms with four full baths. Most have three car garages. Base prices in the phase seven will be in the $300,000's and $400,000's.

A wide range of lot sizes is available in phase seven which Dunlap predicts will be a strong draw given the rapidly shrinking size of lots around the Vancouver/Portland area.. There arenęt very many places left where you can get a new home and a fairly large lot for the kids to play on, he said.

Dunlap said Deer Creek has drawn substantial interest from people south of the Columbia River in the Portland area, to some extent because of the strong Camas school system.

D R Horton Opens 4th Sherwood Neighborhood

D R Horton has opened sales on the 112-home $26 million Heron Ridge on Roy Rogers Rd and Seely Lane just east of Highway 99.ľ Model homes are expected to be ready by February.

Heron Ridge is Hortonęs fourth Sherwood neighborhood and contains an exceptionally wide range of housing with a mix of its Traditional, European and Craftsman single family homes ranging from 1,800 square feet to 4,100 square feet and from three-bedroom, 2.5 bath to five bedroom four bath models.

Other Sherwood developments by Horton include Vintage Creek, a town home project just of Highway 99w at Menecke Rd.; Pinehurst, which is nearly sold out on Timbrel Lane off SW Sunset Blvd. and the completed Millers Landing.

Prices are expected to run from the low $200,000's to $400,000's on the homes which will have two or three car garages.

Since the development is near the large Tualatin River National Wildlife Refuge and right on the recently opened Roy Rogers Rd.., Horton Marketing Vice President Bruce Dunlap said he expects sales to be brisk.

Unusually Large Lots, Views Characterize Big D R Horton Project on Mt. Scott

Infrastructure construction is underway on D R Horton's $42 million Kensington Heights, an unusual 107-home neighborhood with sweeping southwesterly views on 48.5 acres above the former Top •O Scott Golf course on Mt. Scott.

Besides being one of the last large prime view parcels on Mt. Scott, lots are unusually large by todayęs standards, averaging 8,000-10,000 square feet and ranging from 6,500 square feet to more than 14,000 square feet.

The view from this property is really expansive. It includes Oswego Lake, Dunthorp and much of the Arlington Heights area of Portland, and the hillside topography means that a large portion of the development will be left in open common area,” said Bruce Dunlap, marketing vice president's for D R Horton's Portland office.

Lots sizes are among the largest of any new residential development in the metropolitan area, he said.

Horton plans a mix of its Craftsman and new European designs, ranging from 2,700 square feet to 4,000 square feet. Although prices havenęt been fixed, Dunlap said he expects them to run from the high $300,000's to $500,000's. Between the home sizes and the terrain, Kensington Heights will be one of the firmęs most challenging Portland area projects to date.

Anytime you're dealing with uphill and downhill lots, there are a lot of challenges, explained Dunlap, who added that he expects sales to begin around the first of 2004.

Although Kensington Heights will be near Sunnysideęs commercial activity and the Kaiser Permenente health care complex, Dunlap pointed to easy freeway access as something he expects to interest buyers.

You can get to downtown Portland faster than from a lot of places on the West Side, which surprised me a little,” Dunlap said.

River Canyon Sales Hot Even Before Grand Opening

Early sales at D R Horton's $120 million River Canyon Estates along Brookswood Blvd. on the east bank of the Deschutes River near downtown have confirmed company officials confidence in the Bend-Redmond real estate market.

By the July 25th grand opening of the 348-home development, at least 40 homes will have been sold prior to completion of the two models, which will be opened grand opening weekend, according to Bruce Dunlap, marketing vice president for Horton's Portland office.

Models being opened include a 2,700-square-foot Brighton and 3,000 square foot Carmel model.Both have four-bedrooms, 2.5 baths, dens and three-car garages.

Early sales were spread across the range of homes being offered.ľ They run from 1,759 square feet to 5,000 square feet with current base prices from $167,000-$700,000.ľ Exteriors are a mix of craftsman and the new Euro-style look because we're in a time of flux between the two styles and our customers tell us that they like both,” Dunlap said.

He said he was –very pleased, but not really surprised” at the high number of early sales because –the Bend-Redmond area is right in the middle of a recreational paradise, which has made it one of Oregonęs most desirable communities. The residential real estate market reflects that.”

River Canyon has proven particularly popular with people already in the area with 60 percent of sales coming from Bend and 40 percent from people moving to Bend. So far, only about 10 percent of sales are vacation homes.

Dunlap said he thought River Canyonęs appeal was helped by its location along the Deschutes River rim, its proximity to down town and some on-site amenities.

D R Horton Takes Over Troudale Development

Residential builder D R Horton has purchased the 29.1 acre site at NE Nensley Ave. and NE 262nd in Troutdale from West Hills Development and will begin developing a 257-home, $56 million project named Morgan Heights over the next few weeks, according to Bruce Dunlap, marketing vice president for Horton's Portland office. Sales price was not disclosed.

Horton will adhere to all conditions agreed to by West Hills and expects to be breaking ground on its model homes over the next few weeks.. Morgan Heights will be the firmęs largest development to date in the metropolitan area.

Morgan Heights will feature single family homes running from 1,487 square feet to 3,083 square feet. They will include 3-bedroom, 2 ˝ baths and four bedroom and den with 2 ˝ bath models and the larger homes will feature three-car garages.

Dunlap expects sales to begin in September.

D.R. Horton's Oaks at Springbrook Scores Early Success In Newberg

NEWBERG®About 50 percent of phase one will have been sold when D R Horton's Portland office opens its model homes here June 23 (Saturday) in Newberg's first planned unit residential development, the $29 million Oaks at Springbrook on Brutshier Rd. just off Highway 99W.

A combination of sales price and home size was credited for the surprisingly strong sales by Horton Marketing Vice President Bruce Dunlap as he surveyed sales figures showing 22 of 50 first phase homes had been sold by the end of May.

Needless to say weęre very pleased at the reception for Oaks at Springbrook, and I should add just a bit surprised.ľ We expected this to be a popular site, but Ięm not sure we thought it would be quite this popular this early.ľ The models hadnęt even been completed,Dunlap said.

Currently new homes in Newberg are about $10,000 cheaper than comparable properties in Sherwood, although as land becomes scarcer closer in, Newberg prices probably will begin to catch up, Dunlap pointed out.

With the easy commute and the need for additional residential property, Newberg becomes a bigger player in the suburban growth pattern of the Portland metropolitan area,he said.

Luxury Town Homes Come to Murray Hill With New D.R. Horton Models

      Luxury town homes in Portland’s suburbs are an idea whose time has come, believe officials at the Portland office of residential builder D R Horton as they survey sales results just prior to the grand opening in early May of their 2,772-square-foot model in the second phase of the firm’s Murray Ridge development adjacent to Murray Hill, just off Scholls Ferry Road on SW 151st in Beaverton.

      Before the model was even completed, there were three sales of Horton’s 2,300-2,770 square foot, three bedroom, 2.5 bath paired town homes which have base price tags of $249,000-$300,000, said Bruce Dunlap, marketing vice president in the firm’s Portland office.

      New to Horton’s product line, the paired town homes have a higher level of base finishes and upgrades unavailable in many town homes currently being built in Portland’s suburbs.  With the wide array of upgrades available, “these can be turned into even more luxurious homes with a custom feel,” Dunlap said.

       The new units in the $6.6  million phase 2 are the only new homes of this size currently available in the large Murray Hill development and the firm designed them in the craftsman style

“to keep in character with the surrounding neighborhood of single family homes

(First phase of Murray Ridge were fully detached single family homes).  We’ve also kept the exterior colors a little more on the traditional side to stay in character with the neighborhood,” he said.

      “We’ve surveyed the metropolitan area and I don’t think there is anything else around with the base finishes at this size and price point.  These have the size and feel of single family homes which are in the $400,000 range,” Robertson said.

        He expects interest from a range of people, from single parent families to young professional couples who don’t want the downtown Portland lifestyle.

New Town Homes’ Moderate Prices Unusual in Sherwood

      D R Horton’s $13.5 million Vintage Creek town home project just off Meinicke Rd., adjacent to 99W in Sherwood, will open newly designed two and three story town home models May 3, and company officials are pointing to two sales before models were even finished as indication of a continuing hot real estate market in the area.

      “To have two sales before we’ve got any models up...that’s really great.  We’re really pleased.  We’ve got 67 homes in Vintage Creek and I think we’ll probably sell them within 12 moths in this market,” said Scott Brown, Horton’s Realtor in charge of sales at the project.

      He pointed to the relatively easy access from Sherwood to I-5, Highway 217 and, with the recent opening of Roy Rodgers Rd., to Highway 26 as “putting Sherwood right in the middle of the job growth out here” and helping create a strong demand for new housing in the area.

      D R Horton’s Portland office has opened sales at the $13.5 million Vintage Creek on Meinicke Rd., just off 99W in Sherwood, and company officials are predicting the 67 town homes will be sold within 12 months.

      Touted as Sherwood’s only active new town home neighborhood, the two-bedroom, 2 bath homes run from 1,526 square feet to 2,000 square feet with a base price range of $155,900-$200,000.

      Horton’s Sales Vice President Bruce Dunlap is predicting the quick sale at the 7.1 acre project because “I don’t think there’s any other new construction at this price point in the Sherwood area, and I think this may be the only active town home neighborhood here, too.”

      Other town home projects here have sold quickly, he said, because “Sherwood is one of the more upscale suburban communities and there isn’t much new construction available at the lower end of the market.”

D.R. Horton Unveils Hot Eurostyle Look as River Canyon Sales Open

      Bend--Sales have opened at D R Horton’s $120 million River Canyon Estates along Brookswood Blvd. on the east bank of the Deschutes River and just south of the Old Mill area near downtown here.

      Horton’s new Eurostyle line will debut at the 348-home development, and the first model home displaying the new look will be finished May 1.  A $1 million clubhouse and second model are expected by June 1, according to Bruce Dunlap, marketing vice president for the firm’s Portland office.

      “These new European-looking styles are really hot.  We have several new exteriors featuring this look and are going to show them here for the first time in Oregon,” Dunlap said.

       The English Tudor style model will be a preview of the new look.  It will contain 3,000 square feet, 4-bedrooms and  2 ½ baths, media room and den.  Homes will run from 1,759 square feet to 5,000 square feet and be priced from the $170,000's to $700,000's.

      River Canyon’s 4,262-square-foot clubhouse will include outdoor tennis courts, swimming pool, weight room, Jacuzzi, kitchen and gathering room.  It will reflect the new Eurostyle look as will the $300,000 entrance monuments.

      “Since we’re probably walking distance–and certainly an easy bicycle ride–from downtown Bend, River Canyon isn’t built around a golf course.  The luxury club house made sense as a

slightly more urban amenity,” explained Dunlap.

      The Clubhouse and outdoor amenities, including walking trails are just part of the 5.5 acres of parks being preserved through the project.  Also in the 90-acre neighborhood are a 3.2 acre park and six smaller areas–including pathways and some canyon viewing spots–which Dunlap described as “in keeping with the more relaxed nature of the Central Oregon lifestyle.”

      Horton will mix its traditional Craftsman and new European exterior looks, offering them in each of its homes, and its first Bend neighborhood will contain Oregon’s first look at three new designs.

      Since River Canyon is adjacent to Elk Meadow Elementary School, Dunlap said he expects a mix of full time residents and vacation home buyers.

     D R Horton’s fifth Southwest Washington residential development, the $14 million Roads End, is underway on NE 54th just north of SR 500.

      When complete, the 14.5 acre project will contain 84 of Horton’s 1,400-square-foot to around 2,000-square-foot Cottages, designed specifically for the Portland-Vancouver market’s smaller lots.  Price range on the three to four-bedroom, 1 ½-2 ½ bath homes is $149,000-$190,000.

      Initial reaction to Road’s End suggests the  development will be completed in about 18 months.

      The neighborhood contains an open park with picnic tables and abuts a contoured water quality detention green space and wetland which provide visual relief from the surrounding neighborhoods.

      “There’s a place for families and kids to play and the wetland and water detention area provide a small nature preserve for birds and other wildlife,” said Bruce Dunlap, Horton vice president for marketing.

      Roads End joins Horton’s Brown’s Manor town home project in Hazel Dell in providing entry level housing, said Dunlap.

      “We’re trying to offer a range of housing in Southwest Washington,” he said pointing to his firm’s three Camas area neighborhoods with homes starting in the $160,000's and running into the $400,000's.

      Besides offering smaller lots, Roads End is near Vancouver Mall and SR 500, making it convenient for shopping and for commuting to either Portland or downtown Vancouver.

      “So far, we’ve found this neighborhood appeals to a range of people...people who don’t want big lots to keep up, who like the lower price and who want convenient access to either Portland or Vancouver,” he said.

Portland’s D.R. Horton Readies First Bend Development

       Infrastructure development is underway by one of the Portland area’s largest residential builders on the 90-acre $120 million River Canyon Estates along Brookswood Blvd. on the east bank of the Deschutes River.

       D R Horton’s Portland office is developing the 348-home development  which will contain three newly designed home lines ranging from 1,750 square feet to 5,000 square feet with prices expected to run from the $150,000's to $700,000's.

       With an elaborate club house, tennis courts, swimming pool and some trails, D R Horton Marketing Vice President Bruce Dunlap expects River Canyon to be a mix of vacation and full time residents.

       “Although the amenities give it a resort feel, we’re just a couple minutes from downtown Bend, which I think will be attractive to local residents, too,” Dunlap said.

       River Canyon Estates contains 40 premium lots overlooking the Deschutes river, including three with views of the Three Sisters and of downtown Bend.  Homes will be built to meet new Deschutes canyon rim setback provisions proposed in a revision of Bend’s planning code which is underway.

      Currently,  new code proposals call for 30-foot setbacks from the canyon rim so homes can’t be seen from the river.  Horton voluntarily included set backs for it’s canyon rim lots in Canyon Rim Estates, according to Senior Planner Wendy Robinson in the City of Bend planning office.

      “The idea behind the proposed setback is to protect the site line from the river so that when people look up they’ll see natural vegetation,” Robinson said.

       Bend’s growing urban presence “needs to fit comfortably with the beauty of the high desert to keep the outdoor ambiance which draws many people to this part of Oregon,” agreed Dunlap.

       D R Horton also is working with the neighborhood association on The Deschutes River’s west side in keeping the natural look, especially along the canyon edge lots, according to Bend’s Carter McKnight, vice president-operations for the company, who is overseeing development of River Canyon.

       “We’ve agreed to try building within a 100 foot circle and to keep as much vegetation along the rear of the properties (near the canyon rim).  In fact, throughout the entire project, we’re trying to preserve as much vegetation as possible to keep the high desert feel which is so valued here,” McNight said.

       Work on two model homes is expected to begin in late November with sales in the 100-lot first phase targeted for early 2003.  The project is being developed in three phases.

      D R Horton currently has eleven neighborhoods underway in Portland and is on track to sell 458 homes this year.

D.R. HORTON OPENS AREA’S LARGEST DESIGN CENTER

      D.R. Horton has opened Portland’s largest builder-based design center, a 3,000 square foot area full of kitchen, bath and other interior design ideas as well as a wide range of appliances.

     Set up to assist Horton’s residential buyers customize their homes, the new center far outstrips anything else in the area in terms of size and ambience, according to its new co-design center co-ordinators Susan Koethe and Timothy Boers.

      Boers, who most recently designed and ran Legend Homes’ design centers, said he and Koethe designed the Horton center to be “customer friendly and relaxing where people can make these decisions at a leisurely pace.”

      Koethe pointed to the comfortable lobby area as an example of “our effort to make this different than most design centers.  Most are driven by a need to move people through quickly.  This can create stressful situations where decisions are made to comply with the tight time pressure, rather than because they fit well into the customer’s overall design scheme.”

      Builder-based design centers have become popular over the last few years as increased competition and customer sophistication have required builders to develop systems which

substantial customization, said Bruce Dunlap, vice president, marketing for Horton’s Portland operation.

      “Many of our customers have researched publications which feature quality interior looks, and they come to us as much more sophisticated consumers than in years past.  For that reason, the larger and more quality conscious builders today offer a really wide range of interior features so their buyers can substantially personalize their new home interiors,” Dunlap said.

      For that reason, Horton’s design center “includes a wide range of ideas and materials, including four kitchen and five bath vignettes, 200 carpet samples, 200 tile samples, 35 plumbing fixtures, 35 sets of bath hardware, 50 light fixtures, eight different cabinetry options in four colors, hundreds of vinyl and plastic laminate samples...well, you get the idea,” said Koethe, who also has an extensive background in granite and other hard surfaces.

      Creating an individualized interior design can take up to four hours, said Boers.

      “Most people get here early.  We let them relax in our lobby and collect themselves.  Then Susan or I will talk with them a little to get their likes and dislikes, get a feel for what kind of people they are.  Following that, we go on a shopping spree,” said Boers, who has spent 25 years in the interior design business.

      The pair starts customers with easy decisions (choosing between two kitchen sinks and kitchen faucet sets) then up to the more complex (surfaces, cabinets, flooring, fireplaces and mantles, lighting).

      Customers “feel the quality first-hand.  They turn the handles, open the cabinet doors and watch rooms take shape before their eyes,” said Koethe

      “We fill the shopping basket.  Then we sit down and put a design together for them.  Most people haven’t put physical images to who they are.  When we get done, they look at it and 99

percent of the time say ‘yes, that’s us!’.  It’s like having your name spelled out in musical notes. 

Most people are naturally visual creatures,” Boer said.

D.R. Horton Introduces Redesigned Town Homes at Autumn Meadows

     Residential builder D.R. Horton introduced two new town home models when it opened the second phase of its $15 million Autumn Meadows in Aloha on Baseline near 170th this month.

      And the opening this  95-home phase, which includes the new two and three bedroom, 2.5 bath, 1,472 square foot to 1,534 square foot town home models, had company officials smiling.

      “We pre-sold 32 of these before we even had one finished.  When that happens, you’re pretty sure you’ve got a hit on your hands,” said Bruce Dunlap, marketing vice president for Horton’s Portland office.

       The three-story homes have rear entry garages and muses.  With sidewalks, plantings, grass, trees and benches in front, the exterior layout is meant to encourage interaction among neighbors.  Most also have covered balconies on the main living floors and there are bonus rooms with sliding glass doors on the garage level.

        Horton’s new two story homes are more traditional with garages in front and back yard spaces.  The new town homes are sold “fee simple”, which includes the ground under them, not as condominium units, a typical town home configuration.

      Based on the strength of pre-sales, Dunlap predicted the project will be sold out by August 2003. Phase one, which contains 129 fully detached single family homes opened about 18 months ago.  It is nearly sold out.

      With base prices for the two and three level town homes ranging from $139,000-$189,000,

Dunlap said the new neighborhood was aimed at “the broadest segment of the market and doesn’t really have much competition in that price range for comparable new homes.  This is a good example of our commitment to this entry level market.”

       Horton also opens the metropolitan area’s largest builder-based design center in October.  The new center allows a substantial amount of customization and Dunlap said this already proven popular with buyers.

        “Most builders in this price range don’t allow customization to the extent we have available.  This makes for some unique homes,” said Dunlap.

      Autumn Meadows is adjacent to the west side light rail line, and Horton’s new town homes were redesigned to meet requirements for building within the transit corridor. 

      “We’re a block from the El Monica light rail station and several of our early buyers have mentioned the proximity to light rail as a major attraction,” Dunlap said.

      To date, Autumn Meadows’ second phase seems to be drawing young professionals from surrounding apartments, a trend Dunlap expects to continue.

D R Horton,  Major Area Land Development firm Sign Agreement

      D R Horton’s Portland office has signed an exclusive use agreement with J.T. Smith Co, one of the metropolitan area’s largest land development firms, according to Ryan Selby, president of the residential builder’s local office.

       Under the agreement, J.T. Smith Company will purchase and develop land exclusively for Horton’s local office.

       “As our presence here has grown, we’ve been bringing a number of services together to make us a more effective team.  In this competitive environment, we needed a substantial land development team in-house,” said Selby.

       J.T. Smith company has been acquiring and developing residential land for a number of builders in the tri-county, Corvallis and southwest Washington areas since 1989.  Over the last few years, it has developed 500-700 lots annually, according to its President Jeff Smith, who has moved seven of his staff from the firm’s West Linn office into space leased in D R Horton’s John’s Landing area office building.

       As part of the agreement, Smith will close his building division, which has been active since 1984. 

      D R Horton is among the metropolitan area’s largest residential builders.  It expects to sell around 500 homes here this year in neighborhoods it is developing in Beaverton, West Linn, Forest Grove, St. Helens and Tigard in Oregon and in Vancouver and Camas in southwest Washington.

D R Horton Portland Office Names Dunlap Sales Vice President

       Bruce Dunlap has been named vice president marketing for D R Horton’s Portland office, according to Ryan Selby, president of the residential builder’s local office.

      In his new position he will be responsible for product development and overall marketing activities in the Portland office.

      Prior to joining Horton,  Dunlap was sales vice president for Arbor Custom Homes, another metropolitan area residential builder, and was a principal in Legend Real Estate Services.

      In 2001, he earned the Silver Regional Sales Manager of the Year award from the National Homebuilders Association for his efforts in expanding West Hills’ marketing program.  He is a member of the Homebuilders Association of Metropolitan Portland and is currently on the board of directors of its Sales and Marketing Council.

      Dunlap is one of four Oregon real estate professionals holding a MIRM designation from the Members Institute of Residential Marketing, considered the highest designation in residential marketing.

      The Portland native attended Portland Community College where he also has taught real estate classes.  He and his wife Kristi live in Tualatin.

D.R. Horton Opens First Hillsboro Residential Neighborhood

      Construction has begun on D.R. Horton’s first Hillsboro residential neighborhood, the $33.5 million, 179-home Magnolia Estates on Minter Bridge Road at SE Morgan Rd just south of the Tualatin-Valley Highway.

      The 22.8-acre Magnolia Estates will be the metropolitan area’s first look at Horton’s Cottage Collection, 1,600-2,000 square foot, three-four-bedroom, two-2 ½ bath homes which have proven extremely popular elsewhere, according to Bruce Dunlap, vice president for marketing in the residential builder’s Portland office.

      “This is a very competitive marketplace, and we’re continually looking to keep our product line fresh, bringing in new ideas to help meet the density mandates from jurisdictional planning departments,” Dunlap said.

      Cottages come with two car garages, some in front and some accessed from driveway lanes in the rear of the houses. 

      “Although we’ve found that many people prefer their garage access from the front of the home, the rear access garages, which we call our ‘courtyard homes’, really make for a nice neighbor-friendly front area which encourages neighbors to interact with each other,” he said.

      Prices are expected to run from the $160,000's to the $180,000's keeping with Horton’s efforts to aim a substantial portion of their offerings to the largest pool of single family home buyers.

       Playground and picnic facilities will be on a slightly larger than half acre park, which will be connected to much of the rest of the development by a trail system.  

      Magnolia marks the first new construction in the immediate area for some years, and it is close to Intel and Tektronics plants. Dunlap said he’s expecting substantial interest from people with older homes in the surrounding area and from Intel and Tektronics workers.

      The neighborhood will be developed in two phases.  The first families are expected to move in early next summer.  Model homes should be open next February.
